KNS Samooha Plot Sizes

What plot sizes does KNS Samooha offer?

Seven standard sizes from 20 × 30 ft (600 sq.ft) to 40 × 60 ft (2,400 sq.ft), and Estate plots up to 4,000 sq.ft.

A plot has no floor plan; what a buyer compares is its dimension, its area, its facing and where it sits in the layout. The developer publishes the first two for seven standard sizes — 20 × 30, 30 × 30, 30 × 35, 30 × 40, 30 × 45, 30 × 50 and 40 × 60 ft, from 600 to 2,400 sq.ft — grouped into three bands: Prime (600 to 999 sq.ft), Elite (1,000 to 1,999) and Estate (2,000 to 4,000), the Estate band running beyond the largest standard size. Facing, corner and park-facing positions are not published for any plot.

KNS Samooha layout card marking Phase 1 and Phase 2, with a legend of six plot sizes in metres
Phases 1 and 2, from the layout card published with the project. It is small — 600 pixels wide, shown here at its own size rather than enlarged — but its legend is legible, and it lists six plot sizes in metres: 6.10 × 9.14, 9.14 × 9.14, 9.14 × 12.19, 9.14 × 13.72, 9.14 × 15.24 and 12.19 × 18.29. Those are 20 × 30, 30 × 30, 30 × 40, 30 × 45, 30 × 50 and 40 × 60 ft, which is the developer’s ladder less the 30 × 35. Plot numbers cannot be read on it; the developer’s Phase 3 plan, on the master plan page, is legible.

Under RERA a plot is sold on its plot area as filed with the registration, so the number that matters is the one on the survey sketch of the specific plot rather than a standard size. Ask for the plot number, its sketch, its facing and its place on the sanctioned layout of its phase. One marketing page links “1 BHK” to “4 BHK” floor plans for this project; the links return a 404, and a plotted township sells land, not homes, so there is nothing for them to show.
