The developer states 40+ lifestyle amenities and a one-acre clubhouse zone, and names thirteen amenities on its project page. The fourteen items above are those thirteen and the clubhouse zone itself, with nothing added. The count is not settled — the developer’s own advertisement says 30+ and a marketing page says 50+ — and several items that page adds do not appear on the developer’s page and are left out: a mini theatre, a dance and music room, an indoor games room, a jogging track, CCTV monitoring and a “video door phone”, which is a fitting for a house that a plot buyer builds themselves. Under RERA, the amenities named in the filing for each phase are the ones the developer must deliver; ask for that schedule.
Specifications
The developer publishes no written specification for Samooha’s infrastructure — the roads, storm-water drains, water supply, sewerage, power and street lighting that are what a plotted township actually builds. What it does publish is the road hierarchy, on the Phase 3 plan: a 24 m master-plan road with 12 m and 9 m internal roads. Ask for the specification filed with the RERA registration of the phase you buy in, and for the BMRDA-approved layout.
